FAQ's

Under Section 11 of the Landlord and Tenant Act 1985, your Local Authority or Housing Association is responsible for the following:
(a) to keep in repair the structure and exterior of the property (including drains, gutters and external pipes);
(b) to keep in repair and proper working order the installations in the property for the supply of water, gas and electricity and for sanitation (including basins, sinks, baths and sanitary conveniences); and
(c) to keep in repair and proper working order the installations in the property for space heating and heating water.
In addition, the Homes (Fitness for Human Habitation) Act 2018 came into force on 20 March 2019, and applies to new tenancies granted on or after 20 March 2019, which are less than 7 years and applies to all tenancies after 20 March 2020.
In accordance with the Act, your Local Authority, Housing Association or Private Landlord must ensure the property is:
(a) is fit for human habitation at the time the lease is granted or otherwise created or, if later, at the beginning of the term of the lease; and
(b) will remain fit for human habitation during the term of the lease.
